Straight answers to what Villages homeowners ask before they hire a painter.
Only if you are changing the color. A repaint in your existing color is treated as routine maintenance and needs no submission. A color change does require ARC approval, and the color has to come from your own district’s approved palette. This matters: homes painted a non-palette color without approval have been ordered to repaint, and in 2019 a homeowner had to formally win a variance to use a color off the list. We do not start a color change until the approval is in hand.
The Warranty Department can identify your home’s original color by address. That is the fastest route to a same-color repaint, which keeps the job out of the ARC process entirely. We will make that call as part of the quote if you would rather we handled it.
Chalk on your hand after rubbing a south-facing wall is the local rule of thumb that the coating is spent, and it is common on the 1980s and 1990s homes north of SR 466. That wall needs the growth treated and removed, the hairline cracks patched and fully cured, a masonry sealer over the stucco, and a topcoat with enough flex to bridge movement as the humidity cycles. Skipping the sealer on chalked, cracked stucco is why some repaints here fail within a few seasons.
Three ways, and they all work. Call Community Standards at (352) 751-3912; visit the Administration office at Lake Sumter Square, where the physical swatches are; or ask Florida Paints, which has a store in The Villages, or Sherwin-Williams — both hold the district formulas. Dunn-Edwards also publishes Villages paint schemes. The palettes genuinely differ between the older northern districts and the newer southern ones, so make sure whoever you ask is pulling yours.
It can, which is why we soft-wash instead. Soft washing uses a low-pressure application and rinse rather than high pressure, and it is the correct method for CBS stucco anyway: high pressure opens hairline cracks and drives water behind the finish. It also keeps damaging pressure away from doorbell cameras and smart locks, which is a frequent complaint on the local forums.
There is no honest single number, and we will not invent one. Florida UV, humidity and the wet season shorten coating life against national averages, and residents here report anywhere from about three and a half years on a builder-grade coat that failed to twelve on a quality job that was prepped properly and maintained.
